Fire Risk Assessments: What You Need to Know and How to Prepare

Fire Risk Assessments (FRAs) are a legal requirement for most premises in the UK, but more importantly, they’re a vital part of keeping people safe. What Is a Fire Risk Assessment?

A Fire Risk Assessment is a structured review of your premises to identify fire hazards, evaluate the risk of those hazards causing harm, and recommend actions to reduce or remove the risks.

It covers things like:

  • Potential ignition sources (e.g. heaters, electrics)

  • Means of escape (e.g. corridors, fire doors)

  • Fire detection and warning systems

  • Firefighting equipment

  • Emergency procedures and signage

  • Records and training

An FRA helps you understand how safe your building is from fire and what improvements may be needed to protect the people who live, work, or visit there.

What Does the Law Say?

Under the Regulatory Reform (Fire Safety) Order 2005, all non-domestic premises and the communal areas of residential buildings in England and Wales must have a suitable and sufficient Fire Risk Assessment.

This includes:

  • Offices, shops and factories

  • Schools, churches and community buildings

  • Blocks of flats, HMOs and sheltered housing

  • Care homes, hotels and student accommodation

From 2023 onwards, additional requirements have been introduced through the Fire Safety (England) Regulations, including stricter rules for high-rise and multi-occupied residential buildings.

The ‘responsible person’ (usually the building owner, manager, employer or landlord) is legally required to ensure that a valid FRA is carried out and regularly reviewed.

Who Needs a Fire Risk Assessment?

In short: almost everyone responsible for a building that isn’t a single-family home.

You’ll need a Fire Risk Assessment if:

  • You’re responsible for a workplace or commercial premises

  • You’re a landlord or managing agent of flats or HMOs

  • You run a care facility, educational setting or place of worship

Preparing for Your FRA: What to Do Before We Arrive

To make your assessment smooth and thorough, we recommend a few quick steps:

1. Upload Relevant Documents

Before the visit, upload any fire safety documents you have to your Ezra Safety Group shared folder. These may include:

  • Your current FRA (if you have one)

  • Fire alarm servicing and maintenance records

  • Emergency lighting records

  • Fire extinguisher servicing certificates

  • Training records and fire drill logs

  • Fire evacuation plan and PEEPs

2. Tell Us Who We’re Meeting

Please let us know:

  • The name of the person who’ll meet our assessor on site

  • Their contact number (especially helpful if we’re delayed or need access)

3. Check Access Areas

Make sure we can safely access plant rooms, riser cupboards, communal areas, stairwells, lofts or roof spaces if needed. If a keyholder or caretaker is required, please arrange for them to be available.

What Will Happen on the Day of Your FRA?

Here’s what to expect:

  1. Arrival & Introduction
    Your Ezra Safety assessor will arrive on time, in branded clothing with ID, and will introduce themselves to the site contact.

  2. Review of Documents
    We’ll review any documents you’ve uploaded in advance — or, if needed, look through hard copies on site.

  3. Full Inspection
    The assessor will inspect relevant areas of the building, looking at fire doors, escape routes, alarms, extinguishers, compartmentation, signage and more. They may take photographs to support the assessment.

  4. Respectful, Discreet Approach
    If we’re entering residents’ homes, we’ll always be polite, friendly and respectful. We explain who we are and why we’re there.

  5. Ask Questions
    Feel free to ask us anything! We’re happy to explain what we’re doing and why it matters.

After Your FRA

  • You’ll receive your full report within a maximum of 10 working days, faster if you need it urgently

  • Urgent risks will be clearly prioritised

  • Our reports are easy to follow, with practical advice

  • You’ll be able to track actions using our online portal

  • Our team is always available for post-assessment support via phone or Teams
