Compartmentation Surveys: Protecting Lives by Stopping Fire Spread

When it comes to fire safety, it’s not just about alarms and extinguishers, it’s about limiting how far and fast a fire can spread. That’s where compartmentation comes in.
At Ezra Safety Group, we carry out thorough, professional Compartmentation Surveys to help you identify breaches in fire-resisting barriers, keeping buildings compliant and people safe.

What Is Compartmentation?

Compartmentation is the practice of dividing a building into separate fire-resistant sections to contain fire and smoke. These sections (or “compartments”) give people more time to escape and help the fire service control the spread.
Fire-resisting elements typically include:
• Walls, floors and ceilings
• Fire doors
• Fire-stopped service penetrations (e.g. pipes, ducts, cables)
• Cavity barriers and fire-stopping materials

If these barriers are damaged, missing, or incorrectly installed, fire can spread rapidly, putting lives and property at serious risk.

Why Are Compartmentation Surveys Important?

Over time, fire compartments are often compromised by:
• New services being installed (e.g. cabling or pipes)
• Poor fire-stopping workmanship
• Unsealed penetrations or voids
• Inappropriate alterations

A Compartmentation Survey identifies these issues so they can be rectified, helping to:
• Maintain legal compliance
• Ensure your Fire Risk Assessment is accurate
• Protect residents, staff, and visitors
• Support evacuation strategies and stay-put policies

What Does the Law Say?

The Regulatory Reform (Fire Safety) Order 2005 requires responsible persons to ensure that the building’s structure, including fire-resisting elements, is properly maintained.
Following the Fire Safety Act 2021, these requirements now explicitly include the structure and flat entrance doors in multi-occupied residential buildings.
This means that failing to address compartmentation breaches may lead to legal consequences and, more importantly, could cost lives in the event of a fire.
